The Canopy cleared its last big approval — construction within 60 days

On August 10, 2026 the Orlando City Council approved the agreements the city needs with the Florida Department of Transportation to build The Canopy, the roughly 10-acre public space planned beneath I-4 from south of Church Street to north of Washington Street, between Hughey and Garland avenues. FDOT is contributing $3.75 million toward qualified construction expenses — infrastructure, hardscape, streetscape and safety improvements — joining $30 million in bonded CRA funding. As of August 20 the city had signed and was waiting on FDOT’s signature, with work expected to begin within 60 days; the city lists a third-quarter 2026 construction start and completion in 2027.

35% public space, 45% parking, 20% rideshare: how the 10 acres divide

A city spokesperson, answering for Downtown Orlando CRA Executive Director David Barilla, put numbers behind the “urban oasis” renderings: about 35% of The Canopy will be public space, 45% parking and 20% rideshare. Plans put nearly 300 parking spaces and the rideshare areas on the northern end, while the section south of Pine Street carries the public program — an e-bike and e-scooter hub, public restrooms, offices, and an event space under large sculptural metal trees with digital elements.
